This policy explains what Simple Lady Bird Deed (https://simpleladybirddeed.com), operated by Owusu LLC ("we", "us"), collects, why, and the choices you have.

What we collect

  • Your answers about the deed: the property's address, county, parcel number and legal description, the owners' names, marital status and mailing address, and the beneficiaries' names, addresses, relationships and shares. We use them only to prepare your deed and guide.
  • A deed you upload to be read: sent to our AI provider (Google Cloud Vertex AI) to read the property details into your answers, then discarded. We don't keep the file.
  • Account details: your email address.
  • Billing details: payments are handled by Stripe. We receive the payment status, the card brand and last four digits, and your ZIP code, never your full card number.
  • Usage and device data: pages viewed, buttons clicked, approximate location from your IP address, and browser and device type, so we can keep the Service working and improve it. If you arrived from an ad, we keep the ad click identifier and campaign parameters to measure our advertising.
  • Cookies: a sign-in cookie, a security (CSRF) cookie, an anonymous visitor identifier, a cookie that keeps your saved answers on this browser, and an ad-attribution cookie. We don't use third-party advertising or analytics cookies.

How we use it

To prepare your deed and guide, to run your account, to take payment, to send the emails you ask for (sign-in links, your saved-answers link, your receipt), to keep the Service secure and prevent fraud, to understand how the Service is used, and to meet legal obligations. We do not sell your personal information and we don't use your answers to train AI models.

Service providers

We share data only with providers that help us run the Service, under contracts that limit their use of it: Google Cloud (hosting, storage and reading uploaded deeds), Stripe (payments) and Cloudflare (network security and email delivery).

Where data is kept and for how long

Data is stored in the United States. Answers you saved without buying or signing in are deleted 180 days after you last changed them. Once you buy, we keep your answers while your account is open, so you can change them and download the deed again. When you delete your account, we delete your answers and account data from the Service; billing records are kept as long as tax and accounting laws require, and backups expire within 90 days. Usage logs are kept for up to 24 months.

Your rights

You can view and change your answers at any time and delete your account from the Account page. Depending on where you live you may have the right to access, correct or delete your personal information. To use these rights, email [email protected].

Your answers include information about other people, such as your beneficiaries. You give it to us to prepare your deed, and we use it only for that.

Security

We use encryption in transit, access controls, signed sessions and limited staff access. No system is perfectly secure; tell us at [email protected] if you notice anything wrong.

Children

The Service is not directed to children under 16.

Changes

We will post any change to this policy here and, if it is material, tell you by email before it takes effect.
